I love helping families find their perfect home. It is my goal to work as closely to your wants and needs as possible. Buying a home can be extremely stressful and I want to ease that burden and make it a very smooth process for you.
Get Pre-qualified with a Lender: Call a local lender, who will assess your current income and expenses to help you determine how much house you qualify to buy. As a former loan officer, I am also well informed about the many different loan programs that may fit your needs, and can recommend a good local mortgage broker, if you aren't already working with a lender.
Search Multiple Listings: First I will learn what you are looking for in a home. I will then set up an automated search based on your criteria on the central coast multiple listing service (MLS). The MLS is a list of all the homes for sale on the central coast and I am constantly on this website watching what comes on the market. The system also alerts me when a listing matches your criteria. At that point, I will email you a copy of the listing with pictures and details of the home or I will call you to tell you about the properties that I find, if you prefer.
Let's Go Look! This is my favorite part. I will show you the homes that you are interested in. How many homes I show you depends on the market inventory and your preferences. Sometimes this means I show you LOTS of homes over several months, sometimes it means we find the ONE right away. Every client, property and experience is unique in a constantly changing market, and I thoroughly enjoy the hunt. Don't hesitate to have me show you anything that you might be interested in.
Make an Offer: When you decide to make an offer on a house I will help you decide on a price and the best terms for you. I will present the offer to the seller and their agent. With the offer you will submit an "earnest money deposit" , in the form of an uncashed check. This check won't be cashed until the offer is accepted and escrow is opened. If there are counter offers from the seller, I will also guide you through them, and represent you until a final agreement is made.
Seller Accepts: When a seller accepts your offer and a deal is made, I will open escrow. The escrow period is the transition time, while the title of the home is being researched and put into your name. Your financing will be processed at this time by your lender and it's also the time to have any reports that wish to have on the home done. I will be in contact with you, the seller's agent and the escrow officer thorough this whole process and will keep you informed. When escrow closes, the house is yours and I will deliver your keys!
